The apartments are accommodation units, so VAT payers can deduct the VAT when the statutory conditions are met.

In three steps: a reservation agreement (CZK 200,000, non-refundable, we hold the apartment for you for 1 month), an agreement on a future purchase agreement with a deposit of 20% of the price including VAT, and after final building approval the purchase agreement with the remaining 80% and registration in the land registry.

Yes. Banks today also finance accommodation units, and we are happy to put you in touch with a trusted mortgage specialist.

Once the reservation agreement is signed.

4.5% a year for 1kk apartments and 4% a year for the larger 2kk and 2× 1kk apartments, calculated from the purchase price excluding VAT for the first 3 years. The yield is set out in the cooperation agreement with Vista Resort & Club.

The model is set up conservatively and the yield is covered from as little as 35% occupancy.

Yes. You can put the apartment into the booking system for the whole year or just part of it, and you block out dates for your own stays.

For the investment mode, the apartment is fitted with bespoke furniture in the resort's uniform standard. The developer supplies and installs it as a one-off, and we will tell you the price at a personal meeting.

Each apartment comes with an assigned parking space, which is paid separately: + CZK 950,000 excl. VAT, or + CZK 1,200,000 excl. VAT for apartments A14 and A17. Only apartments A9 and A18 have no parking space.

The whole of block B, half of the apartments, is being kept by the Siwy family, who run the resort.

The shell of the building was completed in Q4 2025, and final building approval is planned by the end of 2026.

Reception, concierge, housekeeping, wellness and a spa with a natural swimming biotope, fitness, indoor tennis halls and courts, the Euphemia restaurant and offices. A healthy lifestyle clinic will also open in the resort.
